Crossroads Development Partners was formed to capitalize on a structural inefficiency in the industrial real estate market—one that exists at the intersection of institutional capital and localized execution.
Throughout my career, I’ve operated across capital markets, acquisitions, development, and advisory roles for sophisticated institutional investors. That experience provided a consistent vantage point into how capital is deployed at scale, how risk is underwritten, and where execution friction materially impacts outcomes. Over time, it became clear that many of the most compelling risk-adjusted industrial opportunities were systematically overlooked—not because of weak fundamentals, but because they required a level of local knowledge, technical fluency, and hands-on execution that fell outside the operating models of large platforms.
At the same time, industrial market fundamentals were shifting in ways that disproportionately favored infill and small- to mid-bay assets. E-commerce, nearshoring, and regionalized supply chains were driving sustained tenant demand near population centers, while zoning constraints, land scarcity, and aging inventory limited new supply. This dynamic created an opportunity set defined by complexity rather than scale—projects that demanded institutional underwriting rigor but benefited from regional focus and execution flexibility.
Crossroads was intentionally designed to operate in that space.
The platform combines disciplined investment processes with deep Mid-Atlantic market expertise, targeting infill industrial assets and development sites where supply constraints support downside protection and long-term cash flow durability. Our strategy emphasizes repeatable execution across acquisition, entitlement, development, and asset management, with capital structures aligned to prioritize preservation first and performance second.
A key differentiator of Crossroads is the integration of financial and physical real estate disciplines. I hold a Master’s degree in Architecture and Planning with a concentration in real estate development, which informs how we evaluate sites, design efficiency, entitlement risk, and construction feasibility. That technical foundation—combined with institutional underwriting and capital structuring experience—allows us to identify value where others see complexity, and to price and manage that complexity with precision.
Crossroads is not built to chase cycle-driven volume. It is built to scale deliberately, with conservative leverage, strong governance, and alignment between management and investors. The objective is to create a durable industrial investment platform capable of delivering consistent outcomes across market cycles, while maintaining flexibility as the strategy evolves.
