Who we are

Crossroads Development Partners was established to address a structural inefficiency that persists at the intersection of institutional capital and localized execution—one that systematic analysis and years of hands-on market experience confirmed was not cyclical, but endemic to how large platforms are operationally constrained.

The firm was founded by Declan McGrath, alongside his father and senior principal Charles McGrath, whose institutional career spanning capital markets, acquisitions, development, and advisory mandates for leading global investors provided the analytical and operational foundation upon which Crossroads was built. The decision to form an independent platform was deliberate: to construct a vehicle with the investment discipline and governance standards expected by institutional allocators, while preserving the regional focus and execution flexibility that generates differentiated deal flow and superior risk-adjusted returns in the industrial middle market.

The thesis is grounded in observable market structure. The most attractive infill industrial opportunities—assets and development sites where supply constraints are durable, tenant demand is structurally supported, and downside protection is embedded in land scarcity and zoning complexity—consistently fall outside the deployment parameters of large institutional platforms. They are not overlooked because fundamentals are weak. They are overlooked because they demand a level of local market intelligence, entitlement expertise, and physical execution capability that scaled platforms cannot efficiently provide. Crossroads was purpose-built to fill that gap.

Industrial market dynamics have reinforced the conviction underlying the strategy. E-commerce penetration, nearshoring trends, and the structural regionalization of supply chains have driven sustained occupier demand near major population centers, while permitting constraints, infill land scarcity, and functionally obsolete existing inventory have meaningfully suppressed new supply. The result is a supply-demand imbalance that is self-reinforcing and particularly acute in the small- to mid-bay infill segment—an asset class that rewards deep local knowledge and precise execution over scale and speed.

Crossroads is positioned at precisely that intersection.

The platform deploys a disciplined, process-driven investment strategy across acquisition, entitlement, development, and asset management, with a primary focus on the Mid-Atlantic region. Capital structures are designed to prioritize preservation of capital first and performance second, with conservative leverage, institutional governance, and full alignment between the management team and its investor partners. The firm does not pursue volume-driven growth. It pursues the deliberate, repeatable construction of a durable industrial platform capable of generating consistent, risk-adjusted outcomes across market cycles.

A defining characteristic of the Crossroads platform is the integration of financial and physical real estate disciplines within the founding team itself. The combination of institutional capital markets expertise and formal training in architecture, planning, and real estate development allows the firm to underwrite complexity that others reprice or avoid—evaluating sites, entitlement risk, design efficiency, and construction feasibility with a precision that is difficult to replicate and constitutes a sustainable competitive advantage.

Crossroads was built to be institutional in process, focused in strategy, and durable in structure. The objective is straightforward: to operate as a best-in-class industrial investment platform in a segment of the market where fundamentals are defensible, the competitive landscape is rational, and experience-driven execution generates an edge that compounds over time.
